Look at things they are potentially building around, schools, foreclosures. Keep your property value up, or get in early like the Chinatown area in DC. The listing agent is already getting a % (let's say 6). Typically they split it with the buyers agent. If you don't have one they keep all of it and you only lose out by being unrepresented.
