  1. You're free to do what you would like, but to have a discussion you need to provide supporting information and not a one line statement. Statements without support are opinions and when you started this thread you knew you were poking. Many have asked for you to answer some simple questions with supporting information. You have yet to do that.
  2. I don't think that's completely fair. It has to be a discussion, you have to support your statements with something factual. This board is great because we have people that do everything from own their own business to people that have PHDs in a variety of fields. We have people with differing viewpoint across many areas, but the key is they support their points if they need to. If you can't support your statement and keep on pounding the table making these statements you add nothing to the discussion.
  3. Biden is not bottlenecking drilling. Aaron Weiss, deputy director of the environmental group Center for Western Priorities, said the Biden administration has continued to “rubber stamp” drilling approvals. “Even under Biden, 96 percent are getting approved versus 98 percent under Trump,” he said. (Source) That's a simple statement for a very complicated thing, and not truthful. U.S. net imports have been declining since 2005 as a result of hydraulic fracturing. That year, U.S. net imports of petroleum and petroleum products (e.g., gasoline, diesel, jet fuel) averaged 12.5 million barrels per day (BPD). By the time President Obama left office, the number had declined to 4.8 million BPD (Source). During Obama’s last full month in office, the number was 4.2 million BPD. When President Trump took over, the downward trend continued. During President Trump’s last year in office, the net import number turned negative. It is therefore true that we gained energy independence (per this definition of net imports) under President Trump. Net exports in 2020 averaged 635,000 BPD for the year. However, when the Covid-19 pandemic resulted in widespread stay-at-home orders, U.S. energy demand and energy production both plummeted. For the first four months of 2020, net exports averaged one million BPD. But then by May we had to start importing again. In May and June the U.S. imported (net) three quarters of a million BPD. In the second half of the year, net imports once again became net exports. For the full year of 2020, the U.S. became a net exporter for the first time in modern history. (Source) This I agree with, but the issue should be with the corporations and regulation of pricing. If you have an issue with the price at the pump and blame the administration that's an issue you need to do further reading on. I'm not sure what you are referencing in the 2018 numbers, please share. I'm a believe that Trump was absolutely the worst president of my adult lifetime. His tax cut, governance style, inability to speak in a coherent sentence and the damage he did the US on the geopolitical stage are just some of my reasons. I'd like to hear your thoughts with supporting information on what you liked and what you are looking forward to. Support your statement, making a one line quip does no one any good. ES can be a great place of debate and nuanced conversation but you have to support yourself. If you don't do that, it's going to be pointless to continue in this thread.
  4. I'm curious, what would you like to see the a Republican majority enact, please be specific since the GOP has not released a position statement, since I believe 2016. For schools, what are you fed up about, and/or How do you feel that schools are failing the country? -Edit- I would like to add for transparency, I turned 18 in 2000. I was a registered Republican till about 2008, I'm not a left leaning independent. I changed when I realized that not one republican president actually cared about the deficit or budget. It was all words as the have driven the deficit higher and higher until a democrat president has had to fix it.
  5. You could be very right. I'm not sure what the standard of review is, but to even have an inkling that separate books are being used you would need to completely rip apart cash flow statements, balance sheet and backup materials. I doubt they do that level of review. I think they assume the incentive to is great for anyone to possibly screw around over a few million. I could be wrong. But, I would not be surprised in the least if he screwed around like is being described. He seems like that type of guy from everything I've read. That's true, no one wants to have their money messed with. I'm excited to just see how this plays out.
  6. A general audit versus a line by line detailed audit are very different things. I'm not sure what the NFL does, but I doubt they dig into a franchise books to deeply, unless it's for sale. But, that would likely be on the purchasing parties end more than the NFL. This could be nothing or it could be something. From my very limited interactions with truly wealthy people, messing with their money is a big no no.
  7. That's my take away as well. I don't know if they could / would sue, but the idea of discovery has to be worrisome to the NFL as it could call in to question the rest of the teams hiding money. It's all a pipe dream, but you have to have hope.
  8. Wouldn't the money hold back also effect the pool of funds available to the players? If that's true, wouldn't the players association have a legitimate claim to directly sue the team to recover possible losses?

  12. From what I've been told by people that seem to know what they are talking about, the huge surge in value will slow down but the price floors have been raised. Barring a massive economic collapse, the floor is the floor. Also, certain areas are fairly insulated from these things. I know where we are the single family homes had a very modest drop in value when the bottom dropped out in '08. Condos and townhouses are the homes that actually got hit. Likely, you'll just see more of a renting class versus home ownership class.
  13. We are in the process of selling our single family house in Annapolis. We bought it back 2017 for 369k, dropped about 80k for renovations and it's under contract for 500k. Took less than a week and it's a small old house 1,600 square feet with 3 beds 1 bath. The appreciation is absolutely bonkers. How did you find building your home? If that isn't thread appropriate, I'll shoot you a PM.
  14. I've seen that here for certain homes. Nicer houses have been under pricing to get multiple bids. That sounds exactly like the new construction that has popped up here. By my sons school about seven houses have been built on what I think are small lots. The last two just went under contract about 2-3 months ago, the last home sold for 200k more than the first home built a year ago. There's a lot we have been watching, if it doesn't sell through the summer we may jump on it and just have a home built.
  15. That's insane. You're in San Francisco correct? The house we looked at yesterday was bought in November 2021 for 580k, it was listed at 600k. Our realtor confirmed that's the correct appreciation for six months. I'm glad we are not pressed to buy.
  16. That makes sense, and it's a driving factor for us as well. I was more surprised to see the entry point prices, the numbers aren't for a fully remodeled home but just the price point of a decent home. We're not in a rush just taking our time, and hopefully that helps us in the long run.
  17. I live just outside of Annapolis, near the Bay Bridge. We've started to look at single family homes in a specific school district were our current townhouse is. I was talking to my realtor yesterday after looking at a house, the conversation lead to the general entry price point numbers for some of the more desirable neighborhoods we are looking at. Mainly areas with a decent lot .25+, garage and water access. 2 beds & 1.5 baths - 600k 3 Beds & 2.5 baths - 700k 4 beds & 2.5 baths - 800k This kind of blew my mind, I know what are price point is but just hearing it out loud was astounding. Even a fixer upper is maybe 10% less, maybe. I grew up in this area and I never would have imagined the prices would be that high unless it was water adjacent. From what we were told is this is the new standard, prices may not sky rocket like the last two years but this is the new baseline. I'm wondering if anyone in other parts of MD or VA are seeing that the general price point for an area is having that same kind of reset? I'm more curious is this is specific in our area or just a general DMV thing.
  18. That video makes me think of something I heard a long time ago. Think of the average American, and realize 50% of people are dumber than that. How do these people support themselves? Who employs them? I genuinely need to know this answer.
  19. I get that, I’m more speaking to shutting down roadways in the capital, or generally disrupting the ability of the government to function. Protest peacefully as the founders intended. I think it’s a stupid reason to protest, but there are a lot dummies out there.
  20. I got a COOP message last night about delays in the district because of this. I hope DC doesn’t coddle these dummies like Canada did. I want these people to understand the efficiency of a DC towing company.
