    The people you know need to do a better job of managing their properties. 

    Per the CDC guidelines:

    • Requires renters to provide their landlord with a signed declaration form to be covered. Renters who previously submitted declaration forms are not required to do so again; and 

    • Does not relieve renters from their obligation to pay rent. 

    They need to stress to their tenants that the obligation to pay the back rent does not go away and that signing a declaration that they are under a hardship and are unable to pay the rent could be illegal if its not truthful.

     

    The vast majority of those not being able to pay their rent are doing it legitimately and have applied/received assistance.

  2. We have a neighbor who is constantly posting about how awful masks/mask mandates at wcpss are and how thankful she is that her kids private school isn't requiring them. 

     

    I'm like, sit the **** down Tina. You pay $ to go to a school where they make your kid wear a uniform and the parents have to sign a pledge they won't talk negatively about the school in public. 

     

    You think wcpss is infringing on your rights? Have you looked in the mirror?

    I don't think there is any real way to determine that, but I can tell you from experiences with co-workers and neighbors that own rental properties, there was a whole lot of 'f it, I'm not paying you because I don't have to' going on.  Not renters simply being behind because they missed a few payments, but people who just immediately stopped paying anything the moment they figured out they couldn't be evicted.

     

    Property Manager here. There are 100% some people doing that but its not a high %. Some of it is area specific though. Here in my area the rental market is ridiculous. Good luck finding anything.  If you come out of the moratorium owing 8-10 months in rent, get evicted and are searching for a new place, you're looking at having to move 30-40miles away.

  4. Ocean City Maryland, about 2006ish?

     

    I moved to Raleigh out of college (2002) to take over a property management company and many of my tenants were NCSU students or grad students.  One of them, Jill, I flirted a bit with on and off but I never really thought anything of it.  

     

    Two of my friends and I went to stay at Ocean City in his mom's studio place for 3 nights.  Jill asked if she and her friend could drive over from DC for a night or two to stay with us (she moved to DC around 2005).  They hung out at the beach for the day and then that night we all went out drinking.  On the way to the first place this girl I was kind of talking to called and Jill grabbed the phone to tell her I was tied up for the weekend and would call her Monday.

     

    That night we spend pretty much the whole time with each other away from our friends, dancing, drinking etc.  I'm pretty sure we kissed on the dance floor at secrets but it's a bit hazy.

     

    So we all go back to the studio and after her and her friend come out of the bathroom she asks me to lay with her on the sofa while she falls asleep.  Her friend tells my friends that they should all go on a walk for an hour or two.

     

    So I lay there with her and fall asleep, completely oblivious that she told her friend to get everyone out of the place.

     

    The next day they cleared out pretty early and my friends were laughing at me for totally missing the signs.

     

    Jill went on to be a political corresponded for Fox News. lol

    still think he’s gone because it’s too much and he’s older and we have others to pay. But still. Not out of the realm of possibilities. 

    It's the best strategy for C and G's drafted in round 1.

    Years 1-4 are fixed.

    Year 5 is the option which is fixed.

    Years 6 and 7 are top tackle money.

    Then in year 8 you sign top guard money.

  9. In Raleigh NC.

     

    Neighbors kid missed Bible school camp last week because he was out of town.

     

    Missed it start of this week because he had a runny nose and the parents didn't want to send him (non covid, there is a runny nose / drip in throat / cough going around wake county) 

     

    Camp emailed out today that they were halting because of covid. Everyone that went (including kids) has tested positive.

    Maybe they don't really want Lillard.  Maybe Portland wants to trade Lillard out of the West.  I didn't ask either GM why they wanted it this way, I just accepted it.

    Can also be a "wink / nod trade agreement". Take the UFA or RFA, sign him, then trade him back for a pick.

    They can say what they want to about supply, but we have friends that drive those gas trucks and they’re telling us deliveries have stopped.  Maybe some trucks are running but at least some of the supply chain has been interrupted.  

    That and there are significantly fewer drivers now. It's going to take a while for all the stations here to get back online.
